2. Eligibility

You must be at least 18 years old and able to enter into a binding contract under Ghanaian law to use RentGH. If you are using the platform on behalf of a company or other entity, you represent that you are authorised to bind that entity.

3. Accounts and roles

You choose a role when you sign up. Your role determines what you can do on the platform:

• Seeker — browse listings, save favourites, set up search alerts, submit inquiries and viewing requests.
• Landlord — list properties you own (or are authorised to let), receive inquiries, manage your listings.
• Agent — list properties on behalf of landlords. Requires an active paid subscription.

You may not change your role after signup. Keep your login credentials confidential — you are responsible for all activity under your account.

4. Verification

Landlords and agents may submit a Ghana Card and supporting document for verification. Approved users receive a Verified badge. Verification is a trust signal — it does not constitute an endorsement, guarantee, or warranty by RentGH about any user or listing.

5. Listings

Landlords and agents are solely responsible for the accuracy, completeness, and legality of their listings. You agree that every listing you publish:

• describes a real property that is actually available for rent on the stated terms;
• uses photos you have the right to use (no stock photos passed off as the property, no photos from competitor listings);
• states the rent in Ghana Cedis (GHS) and discloses the required advance, lease term, and any other material terms;
• does not discriminate unlawfully or list a property in violation of any law, lease, or condominium rule.

You must keep your listings current and mark them as rented or unavailable as soon as the status changes. RentGH may suspend, edit, or remove listings that violate these Terms or appear fraudulent.

6. Fees and payments

Browsing, inquiring, saving listings, creating a landlord account, publishing listings, and getting verified are free.

The platform charges only for optional, opt-in features:

• Agent Monthly — GHS 150 per month, billed through Paystack.
• Agent Annual — GHS 1,440 per year, billed through Paystack.
• Listing upgrades — Featured (GHS 50), Highlighted (GHS 30), Urgent (GHS 20), each lasting 30 days.

All amounts are in Ghana Cedis. Payments are non-refundable except where required by law. We may change prices on 30 days' notice — changes do not affect upgrades or subscription periods already paid for.

7. No escrow, no agency, no commission

RentGH is a directory — we connect seekers, landlords, and agents. We do not hold rent, advance payments, deposits, or any other money paid between users. We are not a party to the tenancy agreement, do not act as an agent for any user, and do not receive a commission on rent. All payment, viewing, and contractual arrangements are between you and the other party.

8. Acceptable use

You agree not to:

• post false, misleading, or fraudulent content;
• harass, threaten, defraud, or discriminate against any user;
• scrape, mirror, or otherwise extract platform data at scale without our written permission;
• reverse-engineer, decompile, or attempt to access non-public parts of the platform;
• use the platform to send unsolicited messages or distribute malware;
• impersonate another person or RentGH itself.

9. Your content

You keep ownership of the listings, photos, messages, and other content you post ("User Content"). You grant RentGH a worldwide, non-exclusive, royalty-free licence to host, display, reproduce, and adapt that User Content as needed to operate and promote the platform. The licence ends when you delete the content or close your account, except for copies retained for backups, analytics, or legal reasons.

10. Our intellectual property

The RentGH name, logo, software, design, and documentation are owned by RentGH and protected by Ghanaian and international intellectual property laws. Nothing in these Terms grants you any right to use them other than as needed to use the platform normally.

11. Disclaimers

The platform is provided "as is" and "as available". We do not warrant that any listing is accurate, that any landlord is legitimate, that any property will be available when you arrive, or that the platform will be free of bugs or interruptions. You meet other users at your own risk — always verify identity, view the property, and only pay through channels you have independently confirmed.

12. Limitation of liability

To the maximum extent permitted by Ghanaian law, RentGH's total liability to you for any claim arising from your use of the platform is limited to the greater of (a) the total fees you paid us in the 12 months preceding the claim, or (b) GHS 500. We are not liable for indirect, incidental, special, consequential, or punitive damages.

13. Suspension and termination

You may close your account at any time from your dashboard. We may suspend or terminate your account if you violate these Terms, misuse the platform, or expose RentGH or other users to legal or safety risk. Sections that by their nature should survive termination (e.g. fees owed, intellectual property, disclaimers, liability limits) will survive.

14. Governing law and disputes

These Terms are governed by the laws of the Republic of Ghana. Any dispute that cannot be resolved informally will be submitted to the exclusive jurisdiction of the courts of Accra, Ghana.

15. Changes to these Terms

We may update these Terms occasionally. Material changes will be notified at least 14 days before they take effect via email or an in-app notice. Continued use of the platform after the effective date constitutes acceptance.
